West Ham are holding out for a fee in excess of £80m for England midfielder Declan Rice, according to Talksport.
Frank Lampard is keen to bring Rice back to Stamford Bridge and play him at the heart of the Chelsea defence.
West Ham this week dismissed reports of a £50m bid for the England international. They are determined to keep hold of Rice.
The Times claim West Ham have already rejected a proposed swap deal by Chelsea, which would have seen Ross Barkley and Michy Batshuayi head the other way.
